(Exclusive Sole Mandate)
This beautiful 387 ha lifestyle farm is developed as a cattle farm, but more specifically a
Pinzgauer stud farm with exceptional views of the area and the Outeniqua Mountains.
The location is very convenient, only 19 km from Mossel Bay, an open 20minute’s drive,
and 49 km to George airport.
The farm has around 256 ha of dryland pastures and 44 ha under Centre Pivot irrigation, adding
up to a total of 300 ha pastures.
The Centre Pivot irrigation consists of a 12ha centre Pivot and a 32ha centre Pivot. The main
water lines also have connection points from where some of the camps can be irrigated with
draglines. The rest (87 ha) is natural veld between and around the fields and buildings.
Infrastructure on the property includes the following:
A beautiful 380m² main house with modern finishes. The main house has 3 bedrooms with 3
bathrooms, all en-suite. The large living area and kitchen flows into the scullery, laundry room,
and outside braai area with a large, enclosed area that is perfect for small children and/or pets.
Directly behind the main house is a bachelor flat that has not been renovated yet, but a great
addition to the main house.
The rest of the buildings on the main yard next to the main house totals to around 630 m², this area includes large storage spaces, vehicle parking and a large office with large north facing windows, a place where you can really get some work done. All leading out to a large enclosed paved area.
The two staff houses have two bedrooms and a bathroom each, two similar units next to each
other. A third two-bedroom unit with a bathroom can also be used for staff but also has great
tourism potential. Up the hill on the southern side of the property is a another one-bedroom
cottage that also has great potential.
The building on the western side of the main house was previously used as a milking parlour but
has been converted to be used for the preparation of show cattle, but the building is also very
well positioned to be converted for other uses.
The two barns are located higher up on the property to the South-west of the main house. The
525 m² barn is used for equipment and as a workshop area, and the second barn (180 m²) is
used to store livestock feed. There are galvanised cattle handling facilities right next to the
barns, including a cattle spray race (walk through sprayer dip), a cattle crush and a loading
ramp.
There are three boreholes on the property. First is a borehole that is used to supply the houses,
the water is pumped from the borehole to a storage tank on the hill to the south of the main from
where the water is gravity fed to the houses, this borehole is not volume tested. The second
borehole is volume tested at 45 000 litres/hour but is not currently equipped and not in use. The
third borehole is volume tested with an advised abstraction of 54 000 litres/hour; this borehole is equipped for irrigation.
A large in-stream dam also collects rainwater from the valley with piping infrastructure from the
large borehole to the dam, from where the centre pivots are irrigated from.
A 90 000-litre concrete water reservoir next to the large barn is filled up with one of the
boreholes, from which water is gravity fed to livestock drinking points and the garden irrigation.
A second cattle handling and sorting facility is located to the south-east of the main house right
next to the main road.
Electricity is supplied by a 50kVA three phase Eskom connection.
A list of cattle and equipment is included in the sale and will only be made available to qualified
buyers.
This property has great tourism potential considering the convenient location, the
infrastructure, and the beautiful views and surroundings.
